The Santa Ynez Valley is experiencing a surge in real estate sales for 2012. So far, from January 1 to May 31, 2012, we have placed 207 properties in escrow in the Santa Ynez Valley. In 2011, a total of 194 properties closed escrow. We are on a record pace for sales and could double the number of sales in 2012 as compared to 2011 given the current number of properties in escrow.
For the months of April and May, 2012 alone, there have been 99 properties put into escrow as compared to 53 in 2011. This is an increase of close to 100%.
Our inventory is at a record low with 157 properties currently available Valley-wide in all price ranges including condominiums. In addition, there are currently 23 single family/condominium properties available priced under $1,000,000 which is a record low.
It appears the light switch has been turned on for our local Santa Ynez Valley real estate community.
